    A plot of land with a great location in Ķekava parish (bordering Ķekava) is for sale. The total area of the land plot is 5.38 ha. Access to the land plot is from the A5 Riga bypass (Salaspils-Babīte), turning onto Nākotnes Street. A gas pipeline runs through the middle of the land plot. There is a developed village of detached houses next to the land plot. Lake Ķekava is nearby. According to the territorial use and construction regulations of the Ķekava parish spatial plan, the permitted use of the land plot is as follows: 1) Low-rise residential development areas (DzM) - the primary type of land use is residential development of detached houses, semi-detached houses, terraced houses and low-rise apartment buildings, but the secondary type is other permitted use. The minimum area of the newly created land plot for a detached house and low-rise apartment building - 1200 m²; for each of the semi-detached houses - 600 m²; for a section of terraced houses - 300 m²; for public and business facilities - according to functional necessity. The maximum building density of the land plot: for the construction of detached houses and semi-detached houses - 30%; for the construction of terraced houses - 35%. The maximum height of the building: may not exceed 12 m; based on the detailed plan, the maximum height of the building may be increased to 14 m (except for DzM2). 2) Forest park development areas (MPZ) - the main type of land and building use is the construction of detached houses or semi-detached houses in a forested area. The minimum area of the newly developed land plot for a detached house is 3,000 m²; for each of the semi-detached houses - 1,500 m²; for public and business facilities according to functional necessity. Maximum building density of the land plot: the building density is not determined by the building regulations. Maximum building height: may not exceed 10 m; a vertical architectural accent of up to 12 m is permissible. 3) Open space (green) areas (N). A good investment object!
